Home Improvement Contractor Is He Qualified

I am a general contractor in the state of Michigan. In other words I fix, build, or remodel anything pertaining to residential homes. The purpose of this article is to inform home owners about a growing problem in the construction/remodeling industry. That problem is the increasing numbers of unqualified individuals that are entering the field.

Due to the struggling economy and recent lay offs, many conversations around the kitchen table go something like this: What are we going to do now Jane? Well John, you helped my brother roof his house that one time and you fixed the door on our shed and you like working around the house...why dont you put an ad in the paper as a roofer or a carpenter? Hey Jane, thats a great idea. I can get business by offering a really low price. Yea, that's what Ill do!

Now I feel for a guy that is out of work. I really do. But when an unqualified individual decides "hey I'll be a contractor", all to often this results in nothing but trouble for the customer. What happens if John falls off the roof or drops his hammer on the hood of your brand new car? Is he insured?

What about warranties? If he says I will guarantee this roof wont leak for 5 years, and then it does, will he still be in business? Statistics say no. As a matter of fact, most of the people entering into business today will not be in business 1 year from now, much less 5 years from now.

Of course there is the most important question: does he know what hes doing? Does the fact that John helped his brother roof a house make him a qualified roofer?

There are insurance considerations as well. For example, lets say a home owner hires an individual that is not licensed to install a new furnace in his home. If the furnace starts a fire and burns the house down, some insurance companies will deny the claim. The reason is since there is no record of a permit(which there would not be as an unlicensed individual can not obtain a permit) they assume that the furnace could have been installed incorrectly. Now a home owner is left with a huge loss and all because they wanted to save a few bucks on the installation.

Do yourself a favor and stick with a pro. If you conduct a proper contractor interview, then you know that you are going to get a quality job by a licensed and insured individual who offers a warranty..and honors it. Cool Off Your Attic with Radiant Barrier

It is starting to get cooler outside, so now is the perfect time to talk about making your attic cooler all year long. How would you like to lower your attic temperature by 20 degrees in the summertime? This could be 30 degrees in the southern U.S.

Whether youre building a new home or have an existing home, Im going to tell you the benefits of an attic radiant barrier.

Let me ask you three questions.

1. In the summer, what is the hottest part of your house?

2. Where is your ductwork located? Attic or crawlspace?

3. Why would you put it in the attic?? (For 90% of you its in the attic, right?)

When consulting on new home construction we advise people not to put the ductwork in the attic. You can lower your cooling loads by as much as 20% just by getting the ductwork out of the attic. Now I know that isnt always possible so we recommend placing the ductwork directly on the ceiling joists and covering it with cellulose insulation. This along with an attic radiant barrier makes for a pretty efficient heating and cooling system.

For existing home construction we advise using an attic radiant barrier that either staples to the bottom of rafters or covers your attic insulation like a blanket.

Using attic radiant barriers is not a new concept. It has been around since 1960. In 1999 Doug Rye decided to use TechShield radiant barrier roof decking on a model home. The builder has his doubts but Doug insisted on using TechShield. After it was installed, the builder was sold on it. It was summertime and he found that it was much cooler working inside the unfinished house once the radiant barrier was installed than it was outside.

Since then we have heard story after story of how radiant barrier lowers the temperature of a house during construction. Weve heard stories from framers where they would rather eat lunch inside the house because its cooler than outside. Even the framers working next door eat lunch with them because its cooler.

The radiant barrier roof decking product is made using a process that laminates a thin, yet durable, sheet of aluminum foil to the surface of OSB board. When the sun strikes a roof, the radiant energy from the sun heats the roof and that heat radiates into the attic.

50%-75% - Radiant Heat Loss

Radiant barrier prevents up to 97 percent of that radiant heat in the roof from radiating in to the attic. As a result, it can lower the attic temperature by 30 degrees. And in the southern U.S. where temperatures easily reach 95 degrees and above, thats a huge difference!

For years, weve been telling homeowners not to put the ductwork in the attic and thats still good advice. But if your ductwork is in the attic, I recommend installing an attic radiant barrier which is available at most home centers.

By reducing temperatures in the attic, you are taking a lot of heat off the ductwork, which means your air conditioner wont have to work as hard and youll save money on your electric bill. And, of course, you also need plenty of cellulose insulation in the attic to keep the heat from radiating into the living areas of the home. Ill cover cellulose insulation in a future issue.

The most common concern people have regarding attic radiant barrier has to do with the temperature of the shingles of the roof. They want to know if it will damage the roof shingles by allowing them to get too hot. Well, the answer is no.

Attic radiant barrier won't melt the shingles. A study in Florida measured the temperatures of roof shingles above radiant barriers and found that the peak temperatures are only 2 to 5 degrees higher than the temperature of shingles on roofs without radiant barriers.

For existing home construction a thin, light weight radiant barrier can be installed. This radiant barrier is either stapled to the underside of the rafters or is laid over the ceiling insulation. This radiant barrier is clean, easy to handle, and requires no special tools or clothing.

A radiant barrier is available at most home improvement centers for around 60 cents per square foot.

Do It Yourself Soil Retention Wall

When it comes to holding back tons of dirt, you basically have two choices. Hire a mason contractor and have a traditional concrete block wall constructed, or you can do it yourself with interlocking (or segmented) retaining wall blocks.

The use of retaining wall blocks as opposed to traditional concrete retaining wall construction is increasing in popularity. You may notice many new commercial construction projects that are using the stacking blocks method of retaining wall construction for many reasons.

Advantages of using retaining blocks

  • Do it yourself and save money
  • These blocks create a strong wall that can be considered permanent
  • Building permits are not required until the wall becomes over 4 feet high - Building codes will vary. Check your local codes.

Case Study

In my case, the wall I needed is about 75 feet long and from 3 to 4 feet high. The estimate received for the traditional concrete block wall was $6,510FC00. The cost of materials for interlocking blocks was $1,200... a $5,300 savings. Make no mistake about it, this is hard work. The basic steps you take are to dig for your foundation row, stack block, check for proper alignment and level, then backfill and compact. These block weigh 62 lbs. each, but if you are up to the task and want to save some serious money on a project like this, the stacking blocks are a great option. For my project, I chose to use the Verdura 30 block made by soilretention.com and available at Home Depot in California.

This is a great project for the Do It Yourselfer with a strong back and the will to save some serious money on a soil retaining wall. It is very satisfying to stand back and look at your completed project with pride as well as gain the envy of your neighbors.

When you decide to redecorate your bathroom you must remember that its a functional space also . Therefore when redecorating it and to make it more beautiful one has to make the most of that space. Need More Room

Are you feeling a little cramped in your current home? What options do you have? There are two main options that are available -- moving up or adding on.

Housing prices have sky rocketed all over the county. Mortgages have tightened. You need more room, but your income has not kept up with the increases in housing costs. What do you do?

The most logical thing to do is to add on to your existi5B4ng home. The reality is that dirt is incredibly expensive these days. If you already have the dirt (lot), it makes sense to add onto the home you already own. In the current market, construction for an addition is still cheaper than building new. Currently, additions are about 20% cheaper than building a new home (excluding the lot). However, there are a few things that you will want to take into consideration.

First, are additions a wise choice as far as value goes? As a general rule, building an addition is a very wise move. That's if it's done professionally with well thought out plans based on the flow of the house. Any time you add square footage to your home the value should increase.

However, before diving in you should consider a few things. What is your house size compared to the other homes in the neighborhood? If you are already the largest home then you may want to rethink your decision. You never want to be the largest home in the neighborhood unless you have plans of never selling. If that's the case, go for it! Of course, I learned many years ago to never say always or never. On the other hand if you are the smallest home in the neighborhood, or some place in between, you could profit with the correct addition.

The second thing to consider is how the addition will affect the flow of your home. Can you keep the flow smooth? I was out on a job site the other day and they were thinking of a5B4dding a new family room. The problem was that to get to the new family room everyone would have to walk though one of two rooms -- either the master bedroom or a child's bedroom. Sure, they could have knocked out a few walls and rearranged the whole floor plan to make it work; however, the value would not have matched the investment required.

Always have the plans drawn out so you know what the finished product will look like. No, you do not have to have the plans professionally drawn up at this time. It's quite easy to just do it yourself. It may not be to scale or very pretty, however, it will give you an idea of what it will look like and how the flow will feel. When I planned an addition to my own home the first thing I did was pull out a note pad and start drawing different options. The first option was going to give me two side by side bowling alleys. "At least that's what it would have looked like when finished. I guess the grandbabies would have a great time drag racing, but it was not functional. I just kept playing with different ideas until I found one that worked.

The third thing to consider is the new addition going to serve you for years to come. Nothing is worse than adding on only to find out that it's really not what you wanted. Before you start is the time to have a talk with a professional. Discuss the needs of your family. What are you really trying to do? As an example, my lovely spouse ha5B4s always wanted a bigger kitchen/dining area. She loves to cook and entertain. I want a place that the family could gather after dinner to have conversation away from the TV and other distractions. We can do that very easily while maintaining the flow and look of the home. Those are the only two things that we have ever missed or wish we had in our current home. We love the area and have no desire to move. The kids are grown and out of the house so we don't need any more bedrooms, although one of my married sons thinks we should build a guest room. I'm not even going to start that one.

Take these ideas into consideration and if everything looks good, enjoy your new additions. If not, you may want to think about moving up. We'll talk about that in my next article.

Adding Thousands of Dollars to The Value of Your Home Without Spending a Lot of Money

The secret to saving thousands of dollars on kitchen cabinets is slowly getting out to the general public. Retail prices have doubled in the past few years because of their high overhead expenses: gas prices, rent increases and also the cost of labor. While cabinets have been available on-line for years, the Internet kitchen cabinet business is exploding. More and more people are finding out that they do not have to pay high retail prices for kitchen cabinets.

It makes sense. If you can buy something online, you are probably going to save money. Simple economics puts a retail store at a disadvantage. The store has a large amount of overhead and shipping costs that also need to be hidden in the retail prices. At the same time, an internet store has little overhead and is often linked to a direct importer. However, always remember to shop around online. Many places offer good prices, but with a little searching and a few good key words, you can turn up even better deals.

I mentioned key words and this means that there are certain buzzwords in the kitchen cabinet business that you should know. The most important phrase is RTA kitchen cabinets. This simply means ready to assemble. Most kitchen cabinets are not assembled; however a retail store will assemble them for you and charge you plenty. All you need to know is that RTA kitchen cabinets can easily be assembled. No drills or hammers, just a flat head screwdriver and some patience. Don't just look for cabinets, dig a little deeper and use a good phrase like RTA kitchen cabinets. It will save you thousands of dollars on a large kitchen order.

You may also find that the good RTA kitchen cabinet sites will offer a good selection of bathroom vanities, including Euro vanities and other new designer styles. Again, these type of cabinets and vanities are being sold in retail stores for as high as 200% more than what you can find online. Yes this sounds absurd, but a quick check of a big box retailer and then going to an RTA kitchen cabinet website and you will see that the savings are huge. Also keep in mind that a good amount of the retail kitchen cabinets and bathroom vanities are made of particleboard. On the other hand, a good RTA site will use only real wood and plywood.

When you're online remember that there is no such thing as free shipping. Repeat this with me, "there is no free shipping". What some Internet sites do is increase cabinet prices, and try to lure you in with free shipping. RTA kitchen cabinets can be expensive to ship, but not as expensive as fully assembled cabinets. Yes it will cost some money, but if you add that in with your saving on the kitchen cabinets, you will still find that you are way ahead in savings.

So don't waste your time at Home Depot or the other big box building supply stores. They are not saving you money. Go online and don't stop at the first kitchen cabinets site you find, dig around and you will find some good buys. And remember, use the phrase RTA kitchen cabinets and you will be pleasantly surprised at the savings that are out there.

Installing Ceramic Tile in a Shower

Installing ceramic tile in a shower starts with a proper Foundation. The Foundation consists of WonderBoard or Durock cement board on the walls and a Shower Pan Membrane Liner in the shower floor, if the shower floor is to be tiled too.

WonderBoard or Durock cement board, also known as backerboard, are resistant to water and are ideal materials for applying ceramic tiles to high-moisture areas. Durock can be applied directly to wall studs and ceiling joists using hot-dipped galvanized nails or galvanized wood screws.

Thin-set or an adhesive mortar can be applied directly on the WonderBoard or Durock cement board for attaching the ceramic tiles. However, fiberglass mesh tape should be applied over all seams and smoothed out with a latex thin-set prior to the application of ceramic tiles.

If ceramic tile is desired on the floor of the shower as well, then a shower pan membrane liner should be installed prior to the installation of the WonderBoard or Durock cement board. The shower pan membrane liner is used to ensure a leak-proof shower. Shower pan membrane liners are used to funnel any water that seeps through the floor or wall grout to the shower drain below. The shower pan membrane liner is made up of a flexible type of plastic material that sits below a bed of mortar, and the tile, in the shower floor area.

Prior to installing the shower pan membrane liner, the floor of the shower needs to be pre-sloped to ensure that the water will flow towards the shower drain assembly. The pre-slope is accomplished by applying a layer of mortar to the floor of the shower unit area. The layer of mortar is troweled in such as way as to create a gentle slope from the shower wall edges to the center of the shower where the drain resides.

Once the pre-slope mortar has cured, the flexible shower pan membrane liner can then be installed. There are a couple of types of shower pan membrane liners on the market, with each having their own benefits. With either type of membrane, the homeowner needs to form and fold the material into the base of the shower area and secure it to the sides of the shower wall frame with staples and/or nails. In addition, an opening in the membrane should be cut out to allow the adjustable shower drain assembly to slip through.

With the shower pan membrane installed, the cementitious ceramic tile backerboard can then be secured to the framed shower walls. The backerboard is a rigid material that is ideal for attaching tile in wet areas such as a shower stall.

After installing the ceramic tile backerboard, a final coat of mortar needs to be applied on top of the shower pan membrane to protect it and to provide a solid base for laying the ceramic floor tile.

With the final coat of mortar cured, the ceramic tile can then be installed in the shower.

Once the tile and grout have been installed, the shower drain assembly should be adjusted so that the drain height sits flush with the finished ceramic tile floor.

How To Install Ceramic Tile

How to install ceramic tile is simple if you have good instructions. There are so many applications that are great for tile. Some are trickier than others. But whether you're installing ceramic tile on a backsplash or a shower floor in a tile shower, many of the processes are the same. The basic steps of ceramic tile installation could be described as: layout, cutting the tile, applying thinset, laying tile and grouting. The same steps apply for installing marble tile or granite tile also.

Layout

After measuring your tile project area and gathering the materials, you are ready to start. Make sure you have a solid surface as a foundation for your tile. Pros often use Hardibaker cement board. Cement board is rigid and not damaged by water. After your base is ready, get your measure, chalk line, square and level and construct your guide lines. Based on the type of job, decide where the cut tiles will look best. If the room is out-of-square by quite a bit, make sure any odd angles of the tile to existing surfaces are in less noticeable areas. Sometimes you may choose to run tile at a 45 degree angle to adjoining surfaces to eliminate mismatching joints. Make plenty of guide lines.

Cutting Ceramic Tile

Tile is cut with a cutter board, with nippers or with a wet saw. The cutter board scores the tile and then the tile can be easily broken. This is for straight cuts. A poor score will equal a ruined tile. Nippers are like pliers that score the tile and let you break the tile in small pieces. Nippers are used for smaller areas. The wet saw is a table saw with a table that moves to the blade. The saw is for straight cuts. Also the saw is used for cuts that must be finished with the nippers, such as in large curves.

Thinset

Thinset is the adhesive used to stick tile in place. There are actually several types of popular adhesives including various latex blends, both ready-mixed and dry powder to be mixed with water. For larger jobs, the wettable powder is the way to go. Thinset is mixed to the consistency of peanut butter using a drill driven mixer. Thinset is applied with a tile trowel having notched edges. The notches determine how much thinset is on the surface...bigger notches equal more adhesive. You want just enough thinset to cover the surface, but not so much that the adhesive oozes up out of the spacing between tiles.

Laying Tile

Laying tile is an art. Tile size varies and the more variation the harder it is to keep the tile in an eye-pleasing manner. The edges should be aligned in each direction as much as possible. Also the edges of the tile shou10EFld not be higher or lower than adjoining tile. Unevenness up and down is lippage. It takes time and practice to set tile evenly. Regular plastic tile spacers can help less experienced tile setters make good looking, evenly spaced joints.

Grout

Apply grout after the thinset is dry. Grout can be colored and comes sanded or unsanded depending on the width of the joint. Grout is a masonry product but also can include epoxy. Epoxy grout is waterproof and stainproof but is tough to apply because of the smell. Apply grout with a rubber faced trowel. Clean the grout from the tile surfaces before it dries using a regular tile sponge.

Let your grout dry and then apply a regular grout sealer to help resist water and staining.

Building Your Dream Home - Part 2

Razing the Cottage

With new house plans and permits in hand, subcontractors hired and a Septic Design in process, it was now time to raze the existing cottage. I considered employing the local fire department to burn it down, however I chose the demolition route instead. Though I did not contact the Fire Department, I was convinced that this route would have led to multiple delays and pitfalls, as I would have been at the whim of several town employees and weather conditions. The demolition route required only the excavator subcontractor and had less weather related schedule risks. In addition, the demolition cost and effort was very reasonable. Within two days, it was as if the cottage never existed on the land. It is important to note, however, that the cottage was relatively small. It was 22 x 30. If the cottage had been significantly larger, then the Fire Department route may have made more financial sense.

The demolition effort itself basically consisted of three parts. First, all of the furniture and appliances needed to be removed. Most of these item16D0s were old and musty and were not worth saving. Next, the excavator used a large backhoe and tore apart and crushed the building into small pieces. Finally, the excavator loaded the debris into several 20 cubic yard dumpsters, which were then hauled away by a dumpster company. Finding the appropriate dumpster company was a little bit of a challenge, as there are strict regulations on the disposing of certain home construction material. In addition, the dumpster costs can dramatically increase depending on how far away their facilities are from the construction/destruction site.

Breaking Ground

After the cottage was razed, and the stakes were placed outlining the boundary of the new home, it was time to break ground. This was a very exciting time as my dream was about to begin to take shape. I was building a large contemporary home with a wall of windows facing the lake front. Admittedly it was only a hole in the ground, but this hole represented the rough footprint of my future house. Seeing the hole, I could begin to more easily visualize my future home.

Digging out the hole and preparing the site for a foundation is one of the most critical aspects of building a new home. As a result, I spent several occasions with both the Excavator and Foundation subcontractors reviewing the house plans and the site prior to, and during the excavation. It was imperative that all of us were on the same page to ensure that the foundation walls, with all its jogs and step ups/downs would be located and installed per the plans. During these meetings a few adjustments were necessary to the foundation plans, however with all the team members involved the changes were minor and absolutely necessary. The changes helped prevent more serious problems later on and ensured that the outside aesthetics of the home were maintained.

As I already indicated, the foundation is extremely important to any quality home. If the foundation is not built upon a solid footing, nor constructed of the appropriate concrete strength, the foundation walls will crack in short order. These cracks can lead to water in the basement, settling in the framing, and eventually cracks in the finished walls and ceilings. Consequently, it is imperative that the excavation site not only be properly dug out, but also backfilled with crushed stone and sand to provide for a stable base and to enable proper drainage underneath and around the home. In my case I had the excavator dig out sufficiently to enable 18 of crushed stone to be backfilled into the hole and still meet my foundation plan requirements.

Once the site was prepared for concrete, the foundation crew installed concrete footings 18 wide and 12 deep. In addition they installed several cement footings in the middle of the house footprint for lally columns. The footings represent the base of the home and support the concrete foundation walls and the home itself. Due to the fact that it was winter, Calcium Chloride was used as an accelerator to speed the curing time of the concrete. In addition water had pooled in a portion of the hole, so constant pumping was necessary during the curing time.

After a couple of days, the foundation crew installed forms for the concrete walls. A day later the foundation walls were poured. Three days later the forms were removed and the foundation walls were in. I then had my excavator subcontractor return. After tarring the outer walls, just up to the level of where the finished grade would be, he installed a perimeter drain around the foundation and then backfilled the foundation with clean sand and fill. It is important that boulders and clay not be used as backfill material. Boulders can crack the foundation walls while being pushed into place, and clay can lead to improper drainage around the home.

With the foundation in and backfilled I was ready for framers.

The Framing Stage

The framing stage is probably the most exciting part of building a home. In a relatively short period of time, literally days, a house begins to take real form. Within less than a week knee walls were up, floor joists were installed and a plywood sub-floor was down. After a couple of weeks, the first floor walls were up and ceiling joists were being installed. I was so impressed I was convinced my new home was a month ahead of schedule. Boy was I wrong.

Before I elaborate on my misconception I should jump back for a minute. While the excavation work went on, I was also engaged with the Framing subcontractor. The Framing subcontractor needed to order framing material including lumber, doors and windows, shingles and siding. Inevitably there were issues with the availability of material and delivery dates, and as a result, we spent a fair amount of time resolving these issues. Fortunately, due to constant communication and quick problem solving we were able to have the initial delivery of lumber arrive on the site within a day after the backfilling of the foundation.

It is important to note, that it is at this time of the project that the large outlays of money begin to occur. Lumber costs for a home construction are quite large, and final payments are due to the Excavator and Foundation subcontractors. Excavation/Sitework and Foundation installations are a significant portion of the cost of building a home. In addition, the Framing subcontractor requires a portion of his labor to be paid in advance.

Also, it is very important that Homeowner Construction Insurance be obtained prior to the construction phase. This insurance protects the Homeowner/Builder against material theft and job injuries. All of your subcontractors and their employees should be insured but dont count on it. During any building project, su5B4bcontractors are bound to hire extra help for short stints and I would be surprised if these temporary employees were added to the subcontractors insurance policy. The homeowner/builder insurance policy is small change compared to the risk of theft or the threat of injury lawsuits.

As I indicated earlier, I was in for a surprise with the framing phase of my home. As mentioned, the initial framing moved quickly. However it was still winter and frequent snow storms and extremely cold weather began to hit. This dramatically slowed progress. In addition, with the fresh supply of snow it quickly became apparent that my framing crew had an affinity to snowmobiling. So even on the sunny days my framing crew was frequently absent. No matter my level of complaining or prodding I was unable to control my framing subcontractors work ethic.

Consequently, I had to contact my plumbing, electric, and fireplace subcontractors to inform them of the delay. This was extremely painful to have to do, as I had no definitive date on when I would actually need them and each of them had very full calendars. As a result, to be able to call them at the last minute and expect for them to drop what they were doing to come to work on my project was highly unlikely. Again, through regular communication with these other subcontractors I was able to mitigate some of this problem, however my project did experience significant schedule slips due to m584y framing crews shenanigans.

In retrospect, I am not sure what I could have done to have prevented this problem. Reference checks on the Framing subcontractor had been positive. I guess I should have asked what his hobbies were and made sure they did not correspond to the season I wanted the work done. It is also a fact that unexpected things do happen on any project and one should expect it and plan accordingly. For example, put some contingency dollars and schedule into your project for events such as mine. Also, I can not stress enough to establish a rapport and regular communication channel with all of your subcontractors. Do not assume anything during a project of this size.

Sanding Hardwood Floors

There are certain hardwoods that are vulnerable to weather and climate changes. Some woods contract or shorten when it is hot. Others expand when there is moisture. When this happens, the floor becomes uneven. If left unchecked, it could ruin the look of the room and even become hazardous enough to cause accidents.

Sanding It All Away

For the initial sanding, you will need to use the coarsest sandpaper- the 20 grit. There is a sanding machine that you can use to make the whole ordeal easier and faster.

For efficiency, you will need to sand the floor at a 45 degree angle to the grain. It may take several rounds before the surface evens. It really depends on the precision of the tongue-and-grove milling of the hardwood.

Another technique is pushing and pulling the sander as it moves. The pressure is strong as it moves forward. You will need to lift the sander at an angle and apply pressure as it moves back. Continue this method until the diagonal scratches are not visible anymore. You must be careful that the traces of the sandpaper are eliminated. The slightest pattern will show after you apply a coating.

The process may take a long time. Be prepared to change the sandpaper form time to time. Stock up on 20, 36, 60, 80, and 100 grit sandpaper. For wood that is coated with aluminum oxide, use a commercially available softening solution before sanding. It may be hard to sand if you do not do this. Sandpaper also contains aluminum oxide so scratching the two surfaces against each other will take more force.
