Stair Handrailing Or Guard Rail

Before the 1980s most stairways had a handrail and to this day, most stair handrails are not considered guard rails. Well things have changed and now most stairways require a guard rail and it gripable handrail.

What's the difference between a stair handrailing and a stair guard rail, quite frankly about 6 inches. Your stair guard rails have a minimum requirement of 42 inches where stair handrails built before the 1980s had a handrailing for protection with a minimum requirement of 36 inches.

This does not mean that older stair handrails that are 36 inches tall will need to be removed and replaced, because the new building codes have changed. If you were to rebuild the stair handrail or do any work on the stairway that required a building permit, they could have you change your stair handrailing to meet current building codes.

- Bathroom Cleanser (preferably one with bleach; a disinfectant - I like Soft Scrub)
- Glass Cleaner (e.g., Windex)
- Clorox Bleach Pen (great for cleaning grout)
- Zap Restorer and Cleaner (removes rust, iron stains, calcium deposits, hard water stains, lime scale, soap scum, mold and mildew, and ground-in dirt on porcelain, fiberglass, tile and grout)

- Screens
- Window Treatments (consider removing them altogether; or washing and ironing before putting them back up)
- Shelves/Built-ins
- Linen Closets (inside and out)

THE BATHROOM:

Complete any outstanding projects (improvement projects).

Wallpaper? Remove it! Why? Wallpaper is considered a custom decor choice; and, will rarely be the choice of the Buyer.

Patch all holes and cracks in the walls.

Paint walls a neutral color. Avoid white for the walls. Instead, choose a soft (universal) color.

Touch up any wood trim. Trim, ceilings and doors should be white. Using the same trim color throughout the home is preferable.

Wash all windows (inside and out, as applicable).

Replace outdated light fixtures.

Replace pitted or tarnished faucets.

Consider replacing the hardware on the cabinets for an inexpensive (but, effective) way to update the look of a bathroom.

Re-caulk, as necessary.

Remove all cleaning supplies from sight. If the next-best-place for them is under the Vanity (arrange them NEATLY in a container).

Vanity Cabinets should be neat and organized: Clutter-free.

Linen Closets should be tidy: Make sure the contents are appropriate to what should be in a linen closet. APPROPRIATE: Bath Linens (towels, washcloths); Bed Linens (sheets, pillow cases); Bar soap. INAPPROPRIATE: Clothes; Food; Craft supplies.

Tuck all wastebaskets away (place under the Vanity, if possible). When the house is shown, the wastebaskets should be emptied of all debris and lined with waste liners that "fit" the size of the wastebasket.

Remove family or personal photos.

Put away all toilet brushes and plungers.

Remove all toilet and tank covers and take up all rugs.

Remove items typically found on the floor (e.g., scales, hampers).

No personal items should be in plain view. These items should be collected and placed in a basket that fits easily under the sink (inside the Vanity).

If you have a "Kid's Bathroom" - I strongly recommend you change it into an "Adult Bathroom." Themed-rooms are a turn-off for Buyers.

Shower curtains should be fabric (preferably, white). No "busy" patterns. I've seen some striped patterns actually work nicely.

Place a full roll of toilet paper on the holder.

If candles are in the bathroom, then, they should be new candles (not ones that have been previously burned).

Place a fresh soap pump at each sink.

Place clean, fresh towels in on every towel bar. Rule of thumb: If the walls are white, the towels should be a color. If the walls have color or a pattern the towels should always be white. My preference: white ones.

Add a touch of green to the room (e.g., potted ivy).

Place all toilet seats in the "down" position.

Curb Appeal - Making a Good Impression

Take a good look at the front of your house. You probably have a hard time seeing what others see because you are too close to be objective. Walk across the street and take another look, pretending you are a visitor. What people see when they pass by your house is their impression of the rest of your house. A home that is clean and welcoming has curb appeal.

Here are some common mistakes that are easily corrected and will make your house more appealing:

Trash cans. Put the trash cans and recycle bins out of sight. Put them in the garage or shed or at least behind the house. Bikes, trikes and big wheels. Establish a storage area for children's toys and make a point of putting away outside toys at the end of play time.

Eliminate the weeds. Pull the weeds or hire someone to weed for you. Mulch around the flowers and shrubs to discourage weed growth. Weeds are clutter and detract from the appeal of your yard. Cover bare ground. A layer of mulch, nut hulls or whatever type of ground cover of your choosing dresses up the yard.

Squirrels, flags, ducks, geese and wagons. One or two figurines may enhance the yard. Excessive figurines detract from the natural beauty of the landscaping. Declutter the yard and parking area. Throw away or establish a storage area for paint cans, bits of lumber, garden tools, kayaks, muddy shoes, old washing machines, dead Christmas trees, mattresses, brooms and water hoses. Trim the landscaping. If the trees, shrubs and flowers have blocked the view of the house, consider taking some out. Too much or overgrown landscaping can be unappealing.

Framing Wood Shower Pans - Bathroom Remodeling

Whether you live in a home that has a bathtub or a shower, there is a good chance that structural framing could be damaged if there was any water leaking around the plumbing fixtures. The damage should be repaired before framing your pan.

If you're replacing a bathtub and installing a new shower this is going to require constructing a wood shower pan. Now building a wood pan will require a level floor surface, shower damn and blocking.

Now let's start with building the shower damn. You're probably wondering what is a shower damn and what does it have to do with the wood shower pan. The shower damn is actually the area you climb over when entering into the shower. This part of the shower pan enables the water to flow off a shower curtain or door into the shower pan and down the drain.

The shower damn needs to be at the least 6 inches tall and would be best if it was at least 8 inches. You can use a 4 x 6 or a 4 x 8 for the wood shower damn.

Next we need to block the perimeter of the pan area in the wall framing that we will use for our shower walls also. These blocks should be at least 12 inches high. This would require using 2 x 12 lumber for blocking.

After you block the perimeter of the shower pan and installed the shower damn you are ready to have to shower water proffed with a process known as hot mopping the shower pan or using a vinyl liner.

Get Rid of Ants in Your House

For most homeowners, ants can represent a serious problem. While there are many commercial products out there that promise to help you get rid of them, there are more naturals ways that are cheaper and healthier. Follows these steps and ants will vanish.

Learning About the Dumbwaiter

Dumbwaiters have been used for many years to make tasks around the home much easier. They are a type of small-scale elevator, which can usually support around a hundred pounds. Some lifts that are installed in businesses can support much more weight than this though. Often a commercial dumbwaiter will support over seven-hundred pounds. Some people still use manual dumbwaiters, but most choose to go with an electric dumbwaiter. These are much easier to use, because the only work you need to do is load it up and push a call button. These lifts usually move along a track that helps keep the track much more stable than most manual dumbwaiters.

They also have many safety features built in, that prevent damage to the lift, but also keep those that use it safe. The main safety feature these lifts have is automatically locking doors. The shaft of the dumbwaiter can sometimes be more than twenty feet long, which could prevent a fall risk. The doors on an electric lift are made so that as soon as the car moves away from the shaft opening, the doors lock. This means that it is not possible to open up the shaft way door, unless the dumbwaiter car is present.

The installation of an electric lift is usually able to be done in an afternoon, but it requires a good amount of technical understanding. Often a professional installation team will be used, but by purchasing a dumbwaiter kit that is easy to install, the process could be much easier, so in turn less expensive. How to Fix a Drippy Faucet - House Repair Tips

The primary cause of faucet leaks or drips is a bad rubber washer.Sometimes the bad washer is accompanied by a bad faucet seat as well.In single handle faucets the cause is the same, the solution is different.

The small rubber parts that seal the water in your faucet wear out.They get crushed between the faucet stem and the seat over and over again, and as they age, they get crushed harder and harder as you tighten the knob tighter and tighter to make it stop dripping.Name brand newer faucets have attempted to solve this problem by making ever more complex stem systems, but they are nonetheless dependent on rubber seals to stop the water.

This article will address the older style, two handle faucets, and touch on the newer two handle styles as well.Single handled or lever type faucets will be looked at in a future article.

Older two handled faucets use pretty much the same style of stems, all based on the Price Pfister design.There are variations, but the principle is the same.The knob is attached to the stem.When you turn the handle, the threaded stem moves up or down inside the faucet body.

At the end of the stem is a rubber washer.When turned all the way in, the rubber washer seals against a brass seat which has a nice edge on it to ensure a good seal.Over time the rubber gets brittle and breaks, gets crushed so hard against the seat that it cuts, or just gets so pitted that it won't seal any more.

To solve the leak you will need the following tools:

1. A screw driver to remove the handle after gently prying out the button which covers the screw.

2. An adjustable wrench to remove the stem.

3. A faucet seat tool, available at most hardware stores for around $12.00. Pick it up when you go to get the parts.

Turn off the water by closing the angle stops under the sink.By turning off one side at a time, you will be able to determine which one leaks, but I always just replace them both.

Once the water is off, open both hot and cold sides to bleed off any water still in the lines, then remove the knobs.I always put the screws in the knobs and set them away from the sink.

Next you will remove the stems using the adjustable wrench and turning counter clockwise.Be sure to save the nylon washers which seal the nut to the faucet body.

Once you have the stem out, you can look at the rubber washer on the end.Notice how it's all messed up?Next stick your pinky finger down into the hole the stem came out of.You will notice a rimmed seat the rubber closes against.The top edge of the seat should be smooth.If it is rough or has chips in it, you'll need to replace the seat too.


Inspect the end of the stem.If the brass is damaged, you will need to buy a new stem.If this is a newer model faucet, the rubber will be facing up and caged inside the stem assembly, and the stem closes against the rubber.In that case there is no seat.


In plastic faucets, there are a number of different stem designs, but once they start to drip, you basically need to replace the stem cartridge.


In all three cases, I recommend you take the old parts with you to the hardware store, in order to ensure you get the right parts.

When you get back, reassemble the faucet in the reverse order.If you need to replace the seats, they come out by inserting the tool through the hole in the middle and turning counter clockwise.For some reason they always seem to have been installed by Hercules.When you put the new ones in, make sure they are set tight.

After reassembly, remove the aerator from the end of the faucet arm.Then turn on the water and check to see that the drip is cured.Let the water run for a minute while you clean the aerator.Reinstall the aerator after it is clean.


Now you know how to fix a drippy faucet!You don't have to pay a plumber or handyman to do it for you.You have saved $80 or $100 or so, so you should be proud of yourself.Now you can splurge on a new pair of shoes or a new fishing pole.
