Dangers Using Wood Stair Cleats - New Stair Construction

I would imagine most people don't even know what it wood stair cleat is, in construction we have so many words that describe the same thing. A stair cleat is another word for a thread bracket. In other words it's the part of the stairway that connects the stair stringer to the stair step. These have been used for years and over time, most of them will develop the same problem.

Most wood stair cleats loosened up and create a safety hazard. If the stairs are located outside in extreme weather conditions, for example, if it rains or snows a lot, extremely humid humid weather, or extremely hot and dry temperatures, your staircase might not last that long, if it is or isn't maintained properly. It's not a bad idea to use steel or concrete for stairways in these climates.

If you're ever walking up a set of stairs with wood cleats and the stair steps feel a little loose or wiggly, make sure you examined the stair cleats for safety. It's not uncommon for someone to be walking up or down a set of wood stairs and having the stair step or tread giveaway because the wood cleats has loosened.

If the wood stair cleats are nailed to the stair stringer, the nails can loosen up, causing it to become loose, as you walk up and down the stairs applying pressure to the stair cleat, this will create movement in between the stair step and the stair stringer. This could cause the cleat to crack, break and separate the connection between the stair step in the stair stringer.

I would suggest using metal brackets instead of wood cleats. The metal brackets will not crack or disintegrate like some wood cleats. Stair building brackets of course can loosen up and should be maintained regularly.

You need to run electrical conduit, plumbing supply and waste pipes, make sure the building foundation is square and level, and if you forget one thing, just one thing, you could find yourself in a world of hurt. I have worked on homes where the builder forgot to install electrical conduit and plumbing for a kitchen island. The contractor needed to saw cut the foundation and repair at it, during the home construction. This cost the building contractor around $4600.

Sometimes a checklist makes sense but where you get a checklist for building homes. Well maybe one day, I will try to make one. These home building books have been valuable resources to me for many years and have saved me grief and agony over simple things that often get overlooked.

Change Your Thinking About Life

What do I do when I get down and out. Well that use to happen to me often and I seemed to suffer with some minor depression. It would seem like time would stand still. I would look at the clock and notice the time. Let's say 2:23 in the afternoon. I would look back to see what time it was about fifteen minutes latter and it would be 2:26. Wow what in the heck is going on with this clock.

I just couldn't believe it seemed like the day would never end. I would just sit there and think about all the stuff going on in my life, good and bad of course. This seemed to last until I was in my early twenties. I just didn't want to feel like this any more. I made a Conscious design not to get depressed period. I never wanted to feel like that again.

I read a book on ESP and in the book it described visualizing a rose as you went to sleep. I started doing this every night and while I was doing the exercise it seemed to make me feel relaxed in a way I never had felt before. The reason for the exercise was to teach you to visualize something peaceful. This in turn would put you in a peaceful state of mind.

Then a thought came into my noggin. What if when ever I start to feel bad or seem to be going into a sort of depressive state of mind I change my thoughts. It worked... I would start to visualize something else that made me feel comfortable and give me a peaceful feeling. Man was I surprised with my results.

Keep in mind I didn't think of this all on my own but I did put the pieces of the puzzle I needed to together that I needed to change my life. It seemed like I could use this form of self control in different parts of my life. If I was at work and someone made me mad.... Well this didn't work all the time... I still got mad. Let's pick something else OK.

I would worry about something on the job that wasn't going right. Then I would get irritated over something else that wasn't even related to what I was worrying about. Why did I take it out on the other person when what I was really mad about was something else. We do this all the time in our lives. We seem to get mad, get even or give up. Why do we do this and what can we do to stop it.

My main point to all of this is we can change our thinking and change our lives. We can learn new things to change our thinking. We don't need to give up hope that we will always be like this. Change the things you don't like about yourself. Do it today. If you need some help there is a great book that will help you change your life for the better.

Moisture Against Gravity - Destroying Walls

Well I'm going to start this article with a little information on a job I did once.

I had been repairing a rental house for one particular homeowner for about three years when all of a sudden I got a phone call from him telling me the rental house was destroyed and he had never seen nothing like this. He sounded so upset over the phone I told him I would meet with him immediately.

On my way to the house I was trying to get an idea in my head what the house was going to actually look like. Since I have been repairing rental properties for over 20 years at this point of my career, nothing really shocked me. I had pretty much seen everything that could possibly be done to rental property by the tenants that lived there. There is a lot to be said about taking care of it as if it were your own.

He was waiting for me at the front door and he looked thoroughly disgusted. As I approached him he was shaking his head and yelling at the same time can you believe these people, can you believe what they did to my house. I was expecting to see the front door ripped off and all the windows broken out of the house but this wasn't the case.

As he led me through the home and I could see the usual clothing on the floor, broken cabinets, a few holes in the walls and of course that awful smell of mold and mildew. All of this stuff was nothing new to me because I'm the guy they call to fix it when a renter moves out of the property.

As I entered one of the bedrooms I got my first glimpse of something I had never seen before but heard stories about and could not believe my eyes. Looking at the walls in the bedroom about 3 feet from the floor all the way around the room, the plaster was soft. It actually looks like someone shoved popcorn into the wall somehow.

The homeowner wasn't even looking at this because of the rest of the damage in the home. I started to explain to him I'd never seen nothing like this but I could guess it was water damage somehow since the plaster was soft. I could actually stick my finger into the wall, that's how soft the plaster was.

My first thought was to examine the carpeting a little closer to see if it was wet. Well it was damp but it wasn't as wet as I would've expected it to be with the amount of water in the walls. With a little more home inspecting I had found the culprit, it was a broken water bed. The water bed was now in the backyard looking innocent.

I couldn't believe a broken water bed could do this much damage so I looked around for broken or leaking water pipes and could not find any. The other bad news I had to inform the homeowner was that the water had damage the bathroom and closet walls also. These walls of course were on the other side of the bathroom walls that were damaged.

Well the point of this story is that water will actually wick its way up or worked its way up into a wall. I had to remove 4 feet of drywall all the way around the room. The plaster or drywall actually acts like a sponge pulling the water into the walls. Hard to imagine that gravity in this case seems to reverse. I would've never thought that water would've traveled so far up the walls creating that much damage.

To repair the rental property I had to remove the damaged drywall, remove the carpeting, dry the wood framing out and put the whole thing back together.

I'm still amazed and will remember that project for as long as I live.

Now is the Time to Invest in House Foreclosures

Right now we are experiencing one of the most prevalent times for house foreclosures, so right now is the time to invest. Over the past year the number of house foreclosures has been steadily increasing and we are certainly experiencing peak levels at the moment. If you have been thinking of starting a business by investing in these properties, the time is definitely right.

Home owners who have defaulted on their mortgage loans for longer than a certain period of time are definitely going to be going through the foreclosure process before very long. This is often due to unemployment or increases in the interest rates making the house unaffordable.

Presently it is a buyers market so bear this in mind also, you might have to hold onto the property for a while before you can make a profit on it.

Ensure that you take a look at all repairs that have to be made on the house foreclosure; chances are that if the home owner couldn't afford to pay the mortgage, then he couldn't afford to make any necessary repairs. These repair costs have to factor into your offer. Never make the mistake of offering too much money without considering all the factors that play a role in the amount of your offer, this could lead to losses rather than profits.

New Versus Old Lumber - Structural Failure

During my 30 years of remodeling and building new homes. I have ran across quite a bit of structural framing failures. I find myself answering this question a lot when explaining to a homeowner about the structural failure I am repairing on their home, "Why Didn't They Use Better Lumber" or " Why Didn't They Use Larger Lumber." I really have a hard time answering these questions because I honestly don't know the answer.

However I can try to use some logic and reason to give these people an answer that seems to make sense to both of us. Why didn't they use better lumber, quite simply because, with most older homes that were built before the 1970s they actually do have better lumber. Now you're probably thinking how can these homes have better lumber when the lumber is old versus the new lumber used in a brand new house.

Most of the structural repairs I have made over the years has nothing to do with the lumber and whether it was new or old. A large number of these repairs were caused by neglect and poor maintenance.

The lumber in most older houses are from older growth trees. Some of these trees were extremely large and only the premium parts of the trees were used. The premium lumber is cut farthest away from the center of the tree. Now the larger the tree it makes sense that there will be more premium lumber.

A large majority of the newer lumber used in home construction comes from trees about 6 inches in diameter. Now you're probably wondering how can they cut a 2 x 8 piece of lumber out of a 6 inch tree. Of course they cannot, the larger lumber comes from larger trees.

Most 2 x 4's that are less than 8 foot long can be cut from these trees. This scrap or waste that comes from cutting these two by fours will now go into engineered building materials like particleboard, oriented strand board and engineered beams. Another name for an engineered been would be a paralam.

I hope you're starting to get the picture now when it comes to using new or old lumber. There are companies that are going into old logging rivers and retrieving old growth lumber. These were logs that sank to the bottom of the river's and were never retrieved because it was too costly.

The old growth lumber is quite expensive. Who's to say what problems we will happen in the future from the newer products created with modern day technology. When it comes to building houses it is not an exact science and as contractors we have been repairing the damage from poor engineering for years.

When I use the word poor engineering I am not pointing fingers at engineers. We now have more knowledge about home construction then we had years ago.

New versus old lumber, who wins the battle. Only time will tell.

Elements of Green Building - "Steel Framing"

What is Steel Framing? -

Imagine the wood framing of a traditionally built home, but where there are 2x4s, 2x6s, etc., there are steel studs. The studs themselves start out as large steel sheets. These sheets are passed through a series or rollers, none of which use heat, to bend the steel to make more useful shapes for buildings, like the flanges, web, and lips of a stud or C-shape. Steel studs come in various shapes and sizes, much like those that builders are accustomed to seeing in dimensional lumber, including 2x4, 2x6, 2x8, 2x10, etc. The lengths are custom cut in the steel plant. And, since there is no heat used to shape the steel, no integrity or strength is lost. The shape makes the studs stronger than the original steel sheet. The steel studs can either be sold as is or placed into configurations to be sold as wall panels.

Applications -

Since steel is so strong, durable, versatile, and affordable, it can be used as framing for a great variety of situations, from superstructures like skyscrapers, bridges, and high-rises to lower-scale building projects like commercial shopping centers and residential homes. Since steel's strength-to-weight ratio is so high, it is ideal for situations that require long spans. For example, steel opens up possibilities for wide, open living spaces in residences.

Advantages -

* Steel framing's higher strength-to-weight ratio gives designers and engineers more options to use less framing material, allowing longer spans and wider on-center spacing schedules. In other words, fewer studs need to be used in the erection of a house or building, and larger open spaces are available in a home or building.

* Steel studs and joists are strong, light-weight, and made from uniform-quality material.

* Galvanized steel is noncombustible, unsusceptible to rot, and resistant to corrosion. It does not shrink, warp, twist, crack, split, or swell. This means your walls are straight and square for the life of the house, which will be a long life at that. Steel framing contributes to better drywall and exterior appearance, as well as the fit of doors and windows.

* Steel is insect and termite resistant. It is also mold resistant.

* Steel performs well in high wind and seismic areas.

* Steel provides a more reliable supply of framing materials for the building industry. It isn't affected by the shortages and sharp price increases of the lumber industry.

* Remodeling and additions are no issue with steel framing since, just like wood framing, non-load-bearing walls can be removed.

* It is at least partly made of recycled materials and is 100 percent recyclable after use.

* Since steel is fire retardant, withstands high winds, and is more durable in hurricanes and earthquakes, homeowners may enjoy lower insurance premiums.

Disadvantages -

"Thermal bridging" occurs when hot or cold air is drawn to a stud, resulting in heat loss or gain. In cold climates, thermal bridging could result in increased heating costs and in hot climates, heat gain could result in moisture damage. When we build with steel, we use thermal barrier insulating materials to provide exceptional heat and cooling loss protection to steel-built homes.

What makes it "green"?

* Steel is completely recyclable. In fact, steel is North America's most recycled material. More than 65 million tons of steel scrap is recycled each year. More steel is recycled than paper, aluminum, glass, and plastic combined. As an end result, recycling steel scrap also saves landfill space and natural resources. When the steel framing of a home has outlived its useful life, it can be recycled into new steel.

* An average 2,000 square foot steel framed house can generate as little as a cubic yard of recyclable scrap, diverting material for local landfills. This is partly because steel studs are cut to exact lengths from steel stud machines so there are no wastes at the construction site. The wastes in the steel plant are recycled to make more steel.

* Steel framing contains at least 28 percent recycled steel and is completely recyclable. Using recycled steel takes the pressure off renewable resources. For example, a typical 2,000-square-foot home requires about 40 to 50 trees, about an acre's worth. With steel, only the equivalent of about six scrapped automobiles is needed.

* When used with thermal barrier materials, there is minimal heating and cooling loss. Steel framing also results in less loss around windows and doors as well as foundation and roofing connections because the steel will not warp and move, ridding concern of gaps and accompanies energy loss created over the life of the house.

* Steel framing means less need for lumber. Today, more than 90 percent of North America's old-growth forests are already being harvested. This eases the strain on these dwindling forests, saving the wildlife that lives in those forests, as well.

* Steel is non-toxic and allergy free, which means healthier living for occupants.

What Does a GFI Do? - Electrical Problems

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Bathroom Tile Installation - 5 Tips For Success

Bathroom tile installation is a great upgrade for any bathroom. Many homeowners tackle this job themselves. It's really not that hard provided you learn about the tricks that you must get right. For example think about these five tricks for bathroom floor tile installing.

A firm foundation.

Floor tile can be installed over all kinds of surfaces. But the one essential needed for a good installation is stability. Often bathroom floors have some water damage and are a little bit spongy. If a floor has any give to it at all, that's a floor that will have cracked tile. There is one sure way to have a solid floor and that's to use cement board as an underlayment for your floor. Be sure to learn about cement board.

Start at the right spot.

Bathrooms are often smaller rooms. You'll be cutting tile to fit on at least two walls. Make sure you start in the center or at one of the walls so the cut tiles are least visible. Nothing looks worse than tile grout lines that are running off at an angle from a wall right in plain sight!

Plumbing done right.

The toilet will have to come up for floor installation. Make sure you're ready to reset the toilet. Have all the hardware on hand. Be sure the mounting bolts are long enough for the new toilet height.

Lots of cuts.

In a small room like a bathroom, you'll get to do quite a few bathroom tile trimming cuts. You'll need your nippers for any curve cuts, like around the toilet. Plus you'll need at least a small tile saw and a tile cutter board is helpful too. None of these tools has to be very expensive. Even light duty tile saws aren't very expensive.

Grout is key.

Grout isn't waterproof. Water slowly seeps through regular masonry grout. So it's a good idea to keep bathroom tile grout well sealed. Also consider using an epoxy grout in a bathroom tile installation. This grout solves the grout leaking problem. But epoxy is highly toxic and not safe to breathe. Get a good mask.

Ceramic bathroom tile is practical and beautiful. With the right information, most anyone can install tile and produce a professional looking job. Just get the few key tricks right and you'll have a great addition to a bathroom.

Framing Wood Shower Pans - Bathroom Remodeling

Whether you live in a home that has a bathtub or a shower, there is a good chance that structural framing could be damaged if there was any water leaking around the plumbing fixtures. The damage should be repaired before framing your pan.

If you're replacing a bathtub and installing a new shower this is going to require constructing a wood shower pan. Now building a wood pan will require a level floor surface, shower damn and blocking.

Now let's start with building the shower damn. You're probably wondering what is a shower damn and what does it have to do with the wood shower pan. The shower damn is actually the area you climb over when entering into the shower. This part of the shower pan enables the water to flow off a shower curtain or door into the shower pan and down the drain.

The shower damn needs to be at the least 6 inches tall and would be best if it was at least 8 inches. You can use a 4 x 6 or a 4 x 8 for the wood shower damn.

Next we need to block the perimeter of the pan area in the wall framing that we will use for our shower walls also. These blocks should be at least 12 inches high. This would require using 2 x 12 lumber for blocking.

After you block the perimeter of the shower pan and installed the shower damn you are ready to have to shower water proffed with a process known as hot mopping the shower pan or using a vinyl liner.

Well I hope this gives you a better idea of what's involved when framing shower pans during the house framing process.

Bathroom Faucet Leaks

Faucet leaks can waste more water than you think. Have you ever put a cup or bowl underneath a leaky faucet and actually seen how much water is wasted. Leaky faucets should be repaired as soon as possible to prevent the waste of water in your home. Water is a precious resource and should be used wisely.

One slow drip from the faucet can waste over 5 gallons of water per day. If you think that's not a big deal, let me put it in perspective for you. 5 gallons of water per day equals 35 gallons per week, times 52 weeks in a year, that equals over 1800 gallons of water, and that's a lot of water.

The problem with a faucet leak isn't just the amount of water it waste, it will soon start to deteriorate your sinks, bathtubs and showers and could damage other sections of the home, like the wood framing. I've seen a water drip in a steel kitchen sink, in just a few years, wear a hole right through it. Keep in mind water and wind formed the Grand Canyon, water can be extremely erosive.

Faucet leaks can attract house pests, like mice, flies, ants and a wide variety of other insects.

Most faucets can usually be repaired for under $20. Most of the time the problem will be in the valves or handles that turn the water on and on. If you're not familiar with plumbing parts, you could pick up a do-it-yourself home repair manual or go online and look up the manufacturer of your faucet, for more information.

Usually the manufacturer has a diagram of the faucet, broken down into sections and you could get a pretty good idea, what parts you will need to remove, in order to replace the damaged part or parts that are creating the water leak.

Calling a plumber seems to be most homeowners last resort. They only do it if they absolutely have to. If you don't understand how a faucet works and have no desire to learn how, I would suggest you call a plumber or contact someone who can help you with your faucet leak, but get the faucet leak fixed and quit wasting water.

Drywall Texture Tips and Ideas

Drywall texture is a compound that is rolled, sprayed, or troweled onto the sheetrock after the taping and floating of joints is complete. It is the same material as the joint compound, but thinned down with water and applied to the wall surface. There is a lot of variation in styles of texture, and some are more appropriate for certain styles of homes. Here are seven basic types:

Skip Trowel - For this style, texture is applied to the walls with a trowel. Trowel marks may be left on the surface to give a rustic, hand crafted look. It is often seen on Tuscan or old world style homes.

Stamped - The texture may be troweled on first, and then stamped with a tool. The result can be anything - leaves, bird's feet, windmills, etc. Or, a flat brush may be dipped in the texture and stomped on the walls, creating a texture with swirl patterns.

Knock down - Texture is first sprayed on, and allowed to partly dry. Then, a variety of tools may be used to scrape the texture and flatten it down. It is possible to use trowels, sponges, brooms or other tools to scrape or smooth down the texture and create patterns. Monterrey Drag is a type of knock down that imitates an exterior plaster look. In this approach, a thick coating of texture is dragged over with a trowel. This style may be a dust catcher due to the high relief of the mud.

Orange Peel - This is a sprayed texture that leaves a light to heavy splatter on the walls. It resembles the peel of an orange. If done with a fine spray, it can be one of the lightest, least noticeable of the texture styles.

Sand - Sand can added to the texture for a grainy, sandy look. The sandy texture may be sprayed or rolled on. Sand may also be added to paint.

Acoustic - In the 1970's it was common to save the labor cost of floating the ceiling by spraying a heavy texture over the area. This is sometimes referred to as a popcorn ceiling. This style is not in favor today, and frequently homeowners grapple with removal of this heavy texture. This should be done carefully, since some acoustic textures may contain lead or asbestos. Certainly, if these toxic chemical are found, the job should be turned over to professionals. After the texture is removed, the ceiling will need to be re-textured to match the walls.

Smooth - This is a smooth application of texture over the sheetrock wall. It feathers out the sheetrock joints, and creates an even, non-textured wall. This is one of the most expensive and exacting styles. Minor variations will show up as defects, so several stages of sanding and application are needed to create a good job.

Regardless of the wall finish you use, keep in mind that flat paint tends to hide defects and minimize patterns. It gives a matt finish with less emphasis on the wall texture. Reflective paint enhances textures because the light catches the raised surfaces.

Before having wall texture done by professionals, ask to see a sample. The workman's idea of light texture may not be what you had in mind. This is an area where miscommunication often happens. Texture covers a lot of area, and is difficult to remove if you are not happy with the job. Treat it as a long term investment.

When We Choose Misery Over Happiness

I am not one to feel sorry for most people. They seem to have a unique ability to cause themselves the most damage during certain parts of their lives. I have met some pretty self destructive people in my life. Being raised by a mother that lived in misery and love.

My mother had a difficult childhood. It seemed as if every corner she turned there was a obstacle either right in front of here or waiting just around the corner. Her father died when she was 12 year old. He was a farm laborer and didn't make much money. In other words they were poor...... She got sent to live with a few foster families and according to her she was molested by one of the fathers she lived with.

Soon her older sister invited her to live with her. My aunt was married to the owner of a pottery business and had 2 children about 10 years younger than my mother. My aunt soon realized she had a live in baby sitter that allowed her to stay out drinking most of the day.

My Uncle was what you would call a drunk back then, now we call these people alcoholics. Well any way I think you are starting to get a picture of my mothers life up to this point. It is probably safe to assume that this isn't the ideal life for a young woman.

The next event to happen in my moms life was for my uncle to fall in the shower one night after tying one on that night. He died soon after but my aunt seemed to make a another good choice and ended up marring the owner of the bar that they spent most of their time in.

By this time my mom was in High School and met my future father. It wasn't exactly a marriage made in heaven. My dad was always an easy going man. He seemed to let most stuff go in one ear and out the other.

As you guessed it they had a few children. Nice one Dad and Mom. According to the books I have read on Angelic beings. People that believe in the after life and angels. I haven't seen my mother for a while now. She lives with a life of excuses and misery. Her childhood was not the greatest but that doesn't give her the right to bring misery into other peoples lives. She has made a conscious choice to live what seems to be a painful life. Maybe her choices in life have made me choose happiness over misery.

Checking the Building For Square

The most important thing when building a home is the ability to keep everything as square, plumb and level as possible. Starting with the foundation, if the foundation is not square or level, the rest of the house is going to be out of alignment.

You've probably heard the saying, start with a good foundation. This applies to the building industry as well. There are quite a few ways to build a square foundation, it all depends on what kind of tools you have, to build it with.

Some of these tools can be quite expensive but it used every day can save you a lot of time and of course time is money.

You don't need expensive tools to build a square foundation. You could actually build a square foundation with less than $100 worth of tools. It might take you a little longer but could be done.

Let's start with the 3 - 4 - 5 rule.

Okay lets see if I can explain this in layman's terms. If no West side of the foundation is 3 foot and the north side of the foundation is for foot, then the diagonal measurement from the southwest corner to the northeast corner would be 5 foot. Out of square building can create foundation problems

This can also be done using 30' x 40' should equal 50 foot. You can use this if the building is large and you need to check it for square.

By measuring the foundation diagonally from each corner, the measurement should be exactly the same. If it isn't, the building is out of square and should be adjusted before the concrete is poured. This measurement should always be checked before you get too far along in the form building process.

New Versus Old Lumber - Structural Failure

During my 30 years of remodeling and building new homes. I have ran across quite a bit of structural framing failures. I find myself answering this question a lot when explaining to a homeowner about the structural failure I am repairing on their home, "Why Didn't They Use Better Lumber" or " Why Didn't They Use Larger Lumber." I really have a hard time answering these questions because I honestly don't know the answer.

However I can try to use some logic and reason to give these people an answer that seems to make sense to both of us. Why didn't they use better lumber, quite simply because, with most older homes that were built before the 1970s they actually do have better lumber. Now you're probably thinking how can these homes have better lumber when the lumber is old versus the new lumber used in a brand new house.

Most of the structural repairs I have made over the years has nothing to do with the lumber and whether it was new or old. A large number of these repairs were caused by neglect and poor maintenance.

The lumber in most older houses are from older growth trees. Some of these trees were extremely large and only the premium parts of the trees were used. The premium lumber is cut farthest away from the center of the tree. Now the larger the tree it makes sense that there will be more premium lumber.

A large majority of the newer lumber used in home construction comes from trees about 6 inches in diameter. Now you're probably wondering how can they cut a 2 x 8 piece of lumber out of a 6 inch tree. Of course they cannot, the larger lumber comes from larger trees.

Most 2 x 4's that are less than 8 foot long can be cut from these trees. This scrap or waste that comes from cutting these two by fours will now go into engineered building materials like particleboard, oriented strand board and engineered beams. Another name for an engineered been would be a paralam.

I hope you're starting to get the picture now when it comes to using new or old lumber. There are companies that are going into old logging rivers and retrieving old growth lumber. These were logs that sank to the bottom of the river's and were never retrieved because it was too costly.

The old growth lumber is quite expensive. Who's to say what problems we will happen in the future from the newer products created with modern day technology. When it comes to building houses it is not an exact science and as contractors we have been repairing the damage from poor engineering for years.

When I use the word poor engineering I am not pointing fingers at engineers. We now have more knowledge about home construction then we had years ago.

New versus old lumber, who wins the battle. Only time will tell.

Attic Odors and Strange Smells

If you've ever opened up your attic access hole, only to find one of the worst odors you have ever smelled in your whole life, I've been there too. What causes these horrible smells and what can you do about them?

Let's start with the cause of these smells, moisture, dirt, mold, mildew, dead animals, animals that make their home in your attic and the biggest problem of all is normally poor ventilation.

Poor ventilation is the biggest problem with musty smells in the attic. These smells are often caused from moisture accumulating in the building materials over time. If there is enough moisture in the attic, the wood will start to rot but this wouldn't be a normal situation, unless there was a roof or water leak.

Roof leaks can cause a constant supply of water to one part of the attic. This constant supply of water will eventually rot the wood and damage the ceiling. Water leaks from pipes can provide a steady supply of water and the situation can attracts termites and mold. Not a good thing.

5 Universal Design Principals to Consider in Bathroom Renovations

You only renovate a house maybe two or three times in a lifetime. It is worth considering using the principals of Universal Design in any new renovation. Incorporating Universal Design principals will not only make your house easier to live in but may delay moving into a care facility in your later life. You can live in your house longer. Here are five things to consider when you are planning your renovation.

  • Accessible building entrance on an accessible route.An accessible route means a continuous, unobstructed path connecting accessible elements and spaces within a building or site that can be negotiated by a person with a disability who uses a wheelchair, and that is also safe for and usable by people with other disabilities.
  • Usable doors - that allow passage into and within all premises must be wide enough with a (nominal 32-inch) clear opening to allow passage by persons using wheelchairs.
  • Light switches, electrical outlets, thermostats, and other environmental controls in accessible locations.
  • Reinforced walls in bathrooms for later installation of grab bars.
  • Usable kitchens and bathrooms - that is, designed and constructed so an individual in a wheelchair can maneuver in the space provided.

Bathrooms

Bathrooms are one of the most dangerous rooms in a dwelling due to the hard, slippery-when-wet surfaces. Bathrooms typically have few handholds or other gripping surfaces useful for support. With the growing number of people with disabilities and the aging of our society, we have come to recognize that to be able to bathe safely and independently, people must be given a variety of bathing options. Traditional fixtures often do not meet the variety of individual needs.

Bathrooms designed using Universal Design principals provide a basic level of accessibility for a person using a wheelchair to maneuver about the space, approach and use the fixtures.

They do not differ in appearance from conventional bathroom designs.

Clear Space

In bathrooms, the basic building block of space used is a 30-inch x 48-inch clear floor space.

Clear floor space allow persons using wheelchairs and other mobility aides to approach and use the fixtures.

A 30-inch x 48-inch clear floor space is the approximate space occupied by an average size person in a conventional manual wheelchair.

Clear floor spaces for fixtures and appliances may overlap. The 30-inch x 48-inch clear floor space must be positioned for either a parallel or forward approach to toilets, vanities, baths and showers. Neither a vanity cabinet nor toilets should encroach on this clear floor space.

Shower Stall Size

A 36-inch deep or deeper stall better contains water and minimizes uneven warped surfaces so all four wheels of a persons shower wheelchair stay in contact with the floor. Thus, the user is better able to maintain traction and control when maneuvering into and out of the shower.

Other Considerations

Using vinyl safety flooring in conjunction with trench drains throughout the bathroom will ensure that you eliminate one of the major accident risks - wet slippery floors. Utilizing a trench drain at the perimeter of the shower stall, means that you only need to have a fall run one way for water run off. This will allow you to place a portable shower chair within the stall with minimal "wobble".

Installing single outlet mixer taps and a hand showers will enhance ease of use.

Putting some Universal Design thought into your next renovation project is bound to pay significant dividends in your later life.

House Pocket Door Problems

Just a few months ago I went over to repair a pocket door that was closing at a weird angle. This was the first time I had ran into this sort of situation and was definitely confused. I got a flashlight and started looking inside the pocket door frame. I had a hard time finding the problem but when I did it was obvious.

As the pocket door was sliding closed it would work perfectly but when you went to open it the bottom of the door would stick out about an inch and a half passed the door jam. The problem turned out to be the track was missing a screw in the very back and as the door slid back into the frame the tracking would hang down at an angle from the weight of the door. There was no way to reach the screw because it was at that very back of the pocket door frame near the framing itself.

In order to fix the pocket door problem I was going to have to remove a good sized area of the plastered wall at the upper right hand corner of the pocket door frame. This was the only thing I could think of and would require a simple wall patch and some paint to make the repair complete.

This job took me about one hour to cut the hole and replaced the screw that had fallen out of the pocket door tracking. I then use some fast setting drywall plaster and some fiberglass drywall tape to repair the wall. This took another hour to finish the drywall properly.

Some pocket door problems are a little easier to repair than this one. Most pocket doors seemed to have problems sliding and eventually are left closed, never to be used again.

Painting the doors over and over again can actually add to the thickness of the door or excessive moisture in the home over long periods of time can also cause the door to swell preventing it from opening properly.

Painting the rollers themselves or the track that the rollers ride in can create a problem with rolling the door easily and effortlessly. If the pocket door rollers or tracking is damaged they will have to be repaired or replaced, obviously. Some people actually spray silicon on the rollers or grease the pocket door wheels and over time the track becomes caked with dried grease and dirt making the door hard to open and close

Here's one most people don't ever think about and yet I have faced this problem more than once. "The Dreaded Picture Hanger". Most people don't realize that the pocket door will not operate very well with a nail driven through it. I have had people complain about their pocket door not operating properly but they can wiggle it a little.

When I come upon a situation like this it usually just requires removing the nail that the picture is hung upon.

I have also seen instances where the home has been remodeled and new floor trim or door trim has been installed. The finish carpenter using his nail gun without changing to a shorter nail has himself nailed the pocket door shut. This could be a big problem because the nails are so thin they could be hard to remove.

Bathrooms on upper floors tend to have less traffic. Basement bathrooms can be a real source of mold and mildew buildup. Clean the bathroom regularly and properly ventilate the room so the moisture doesn't have a chance to collect.

Suspended tile basement ceilings are easier to install, surprisingly cost-effective, and their removable tiles allow continued access to HVAC ducts, plumbing and wiring. Easy access to these important systems in your basement ceiling will be important over the years. A suspended ceiling is another option, especially if you need access to shut offs such as gas and water valves and if you can install this under pipes and have your 763 finish height.

A bathroom wall that won't encourage mold and mildew, or be damaged by condensation, is hard. Because concrete in contact with the ground is always cool, it can become a condensing surface for water vapor in the warm air escaping from a finished basement bathroom.

Installing tiles is a long, tedious, and involved project. After installation, they will need to sit for at least two days without being used in order to seal correctly on to the floor. Installing a basement bathroom is a great idea, and it pays back for itself by 80% or more when the home is sold.

11 Tips For Hiring Landscape Contractors

This article will list the biggest mistakes homeowners make when hiring a landscape contractor and also show you how to avoid them.

  1. Hire only licensed landscape contractors. Look for the following license:
    • Landscape Contractors (C-27)
    • Swimming Pool Contractor (C-53)
    • General Building Contractor (B)
  2. Check the contractor's license number by calling the Contractors State License Board (800) 321-2752 or and California Landscape Contractors Association to make sure their license and liability insurance are current. Also check out their website if they have one.
  3. Get at least three references from your prospect contractor and review past work and visit several sites if possible.
  4. Get at least three bids. You can do this on your own by going on-line to research contractors in your area or use our recommended contractors. (If you hired a landscape designer , you should already have a set of landscape concept design plan for biding).
  5. Get a written contract from the contractor and do not sign anything until you completely understand the terms. Ask questions if something is not clear.
  6. Pay 10% down or $1,000, whichever is less. This is an industry standard for a contract.
  7. Keep all records of payments to avoid any issues with respect to payments.
  8. Don't pay cash as cash payments have a way of disappearing from the books.
  9. Don't make final payment until you are satisfied with the job because it will be very hard to get the contractor to come back and fix something once they have gotten paid.
  10. Keep all documents and papers relating to your project, including any project changes and amendments. Just remember, if it is not in writing then it does not exist.
  11. When in doubt, hire only a licensed professional contractor who is current with landscape industry. A professional landscape contractor's primarily focus should be a client's interest first and foremost.

Do your homework before making any decisions. Not all the contractors have the same specialty and skills. Your desired style should match the contractor's ability/skills to get the most benefit.

View of the Economy From Below

This is just my view of the economy as someone who tries to live within our means. Our retirement funds are down about 30%, gas and medical expenses are up over 40% and our net worth is about what it was about 4 years ago. Yet I feel that we are doing quite well, we live in a 40 year old ranch that is very comfortable. We have moved down stairs to the mother-in-law apartment and our parents in their 90's have main floor bed room, den and master bath.

The company that I retired from has dropped our live insurance, dental insurance and started phasing out the health insurance starting in 09. On the flip side, our daughter is married and they are doing well, my retirement is available after my death, so the insurance is not so critical. The dental insurance did not pay for that much anyway so I doubt that we will miss it. As for the health insurance, for now our increase in social security is covering the added premium for 2009.

A year ago I was asked to return to work part time for someone I work with years ago so the added income has helped. We are completely out of debt and pay all the credit card bills off each month. I have started a savings account for a replacement auto due in about four years.

So all things considered in this time of tough economy I believe that we are weathering the storm just fine.

Housing crunch;

For years we have watched the building boom around us and wondered where these people were getting all the money to buy these huge houses. Not only could we not afford one but did not want to live in such a big house knowing how much cleaning and up-keep was involved. We instead opted for a small log cabin along a river in north Georgia.

A friend of ours who was a building contractor in the 80's told me that the only way to make money as a contractor was to build the biggest houses that the market would handle. At the same time congress and other groups were pressuring loan companies to lower the qualifications for home buyers to the point that they could not afford to pay for them.

I experienced this first hand when I sold a rental house in 2007 just as the housing crunch was starting and had already hit in Florida. The buyers had no problem getting a zero down loan and even increased the purchase price and loan for cash to furnish it. I just could not believe what I was seeing. Now I wonder if they have let it go back to the lender. We need smaller homes and time for the need for large homes to catch up with the surplus.

Jobs;

Skilled labor is still in demand. Work is always available for someone who is willing to work hard and has the necessary skills. My son-in-law is always looking for good people to work in his company that he can count on to still be on the job after several years. I recently referred a friend's brother to him for work. He delayed hiring him until he could pass the drug test and was doing well until he decided to move out of state. My son-in-law took the loss in stride stating that it usually takes over a year before a new hire starts to show a profit for the company. People have been taught by our society that it is OK to treat others with disregard and than only of them self. Employers are viewed as evil and trying to take advantage of the workers instead of someone who looks after and provides income for others. Is in now wonder companies take the jobs to areas where they are appreciated.

Retirement;

Some are starting to save now for retirement and all you hear on the news is that we are not spending enough. The government is now throwing money at banks in an effort to encourage more loans instead of saving. We all know that the social security will not be enough to retire on by itself, yet we are not saving to meet the upcoming need. I have another friend who has not even paid the minimum into the social security system to qualify, works odd jobs with no benefits and is not even thinking about the future. We truly live for the now and not the future.

Where will it all end;

The government is heading toward paying all of our debts, covering all of our medical cost, bailing out all the failing companies with high wages and poor products. The feeling is now that we should not worry as the government will take care of us.

As far as the economy is concerned, for those of us who have lived within our means and not over extended our finances, we should come out of this just fine. But the nation overall will remain in trouble and drift toward a more social state, with inflation hurting us all until we wake up and work our way out of these troubled times.

Log Homes - What's Different About Log Homes?

Newcomers to the world of log homes will notice that log homes look different than conventional "stick-built" homes. But are log homes really different, other than in appearance? If so, how?

Let's take a look at some of the ways in which log homes differ from conventional homes.


Log Walls - This is the main difference. Instead of walls constructed of 2x4 or 2x6 framing lumber, packed with insulation, covered on the outside with with sheathing, moisture barrier, and siding, and on the inside with sheetrock and paint, log homes simply have solid log walls. The logs act as their own thermal and weather barrier, as well as being the primary load-bearing structure in the house.

Style - Although log homes can be built in practically any style, most log home owners prefer the traditional "cabin" or "lodge" style. This style is often distinguished by such features as wood flooring, wood interior, stone fireplace and chimney, porch, loft, rustic staircase, open floorplan, raised-seam metal roof, cathedral ceilings, and exposed interior beams.

Maintenance - Conventional home exteriors typically need to be washed, repaired, and painted every few years. Log homes are similar except that, instead of paint, they require a preservative stain combined with a treatment to prevent insect damage. As with any home, log walls must be protected from excessive moisture.

Utilities - Since many log homes are built in rural or mountain locations, some standard utility services may not available. Often, log homes use propane gas, water wells/pumps, and septic waste systems.

Cost - Log homes typically cost 10%-30% more than a similar conventionally-built "spec" home primarily because most log homes are custom-built with unique features. However, there are many ways in which costs can be eliminated or reduced.

Financing - Construction loans for log homes are usually different that those for conventional homes, primarily because log home "kit" providers want to be paid up front, and getting comparable appraisals can be somewhat difficult. Therefore, some banks and mortgage companies don't like to finance log homes. This may mean a little more legwork to find a cooperative bank or a mortgage company that specializes in log home loans.
